Ocean light and short-let standards
Direct ocean exposure is the harshest light we work in. It arrives early, it reflects off the water, and by mid-morning an east-facing unit is unusable without something on the glass. Solar screen holds the view and takes the heat; blackout in the bedroom is a separate, non-negotiable layer. Trying to do both jobs with one shade is the mistake that gets made here constantly.
The Art Deco buildings bring their own constraint — small original openings, plaster reveals, and often no depth. Inside mount where the reveal allows it, ceiling mount where it does not, and never a bulky headrail on a period window. And everything within a few blocks of the ocean gets corrosion-resistant hardware as standard, because standard steel does not survive here.

Miami Beach questions
Can one shade give me both the view and a dark bedroom?
No, and anyone who says otherwise is selling. Solar screen holds the view and cuts heat; blackout makes a room dark. In a bedroom you want both, layered — that is the standard spec here.
Does ocean air really damage the hardware?
Yes. Within a few blocks of the water, standard brackets and chain mechanisms corrode noticeably faster. We spec corrosion-resistant components as standard on the beach.
Do you work on rental units?
Frequently. Blackout that actually blacks out, nothing with a cord, and hardware that can be serviced rather than replaced between bookings.
