Small windows, big evening light
A lot of Dunedin housing stock is modest in scale — cottages and small ranches where every window matters because there are not many of them. Over-covering a room like that kills it. Light filtering fabric rather than blackout in the living space is nearly always the right call, and it is a cheaper call too.
The Gulf side is the opposite conversation. Anything with a westward porch or a Dunedin Isles water view gets flattened by the sunset for about ninety minutes.
